Landlord tax FAQs

Rental income and your return

Do I need to file a tax return for my rental income?+
If your gross rental income is over £1,000 a year (the property allowance), you normally need to report it. Income over £2,500 after expenses means a Self Assessment return. Register by 5 October after the end of the tax year in which you first received rent; the return and any tax are due by 31 January.
Can I still deduct my mortgage interest?+
Not as an expense. Since April 2020, individual landlords get a tax credit worth 20% of finance costs instead of a deduction, so higher-rate taxpayers pay more than the headline rate suggests. Limited companies can still deduct interest in full, which is one reason some landlords incorporate.
What expenses can a landlord claim?+
Letting agent and management fees, repairs and maintenance (not improvements), landlord insurance, ground rent and service charges, utilities and council tax you pay, accountancy fees, legal fees for renewing short leases, advertising, and replacement of domestic items. Travel to the property can qualify too. We check the list against your bank statements so nothing is missed.
Am I in Making Tax Digital?+
You joined from April 2026 if your combined property and self-employment income for 2024/25 was over £50,000. The £30,000 threshold applies from April 2027 and £20,000 from April 2028. MTD means quarterly updates (7 August, 7 November, 7 February, 7 May) plus a final declaration by 31 January. We charge from £50 per quarterly filing.

Selling, structure and fees

Should I put my properties into a limited company?+
Sometimes. A company pays corporation tax at 19% to 25% and deducts all mortgage interest, but transferring properties you already own can trigger Capital Gains Tax and Stamp Duty Land Tax (including the higher rate for additional dwellings), company mortgages cost more, and taking profits out is taxed again as dividends. It tends to suit landlords who are building a portfolio and reinvesting rather than living off the rent. We model both routes for you before you decide.
How is Capital Gains Tax charged when I sell a rental property?+
The gain (sale price less purchase price, buying and selling costs and capital improvements) is taxed at 18% within your basic-rate band and 24% above it, after the £3,000 annual exempt amount. If the property was ever your main home, private residence relief reduces the gain. UK residents must report and pay within 60 days of completion.
What does a landlord accountant cost?+
Our landlord Self Assessment plan starts at £35 a month with one property included, plus £50 a year for each additional property, or £500 for a one-off return. MTD quarterly updates are from £50 per filing. Company landlords pay from £50 a month for accounts and corporation tax. Every fee is fixed and agreed before we start.
